The Schedule of Condition and Inventory is a detailed document, which can be drawn up by an independent inventory clerk and lists the contents and statement of their condition and the property itself.
It is undertaken for all properties whether they are furnished or unfurnished. It is a lengthy process and needs to be done professionally and efficiently. Any areas that are of concern are noted on the document.
At the end of a tenancy the same document will be used to check that the standard of the property is the same as when the tenant moved in. Fair wear and tear is of course accepted.
The tenancy agreement and /or the inventory agreement will indicate whether the property has been professionally cleaned prior to the tenant moving in and it will then be the responsibility of the tenant to make sure that the property is left in the same condition.
Decorations are usually the responsibility of the Landlord, but if the tenant has caused unreasonable damage or staining he may be asked to meet the cost of reinstatement.
The garden is also expected to be kept to the standard at the start of the tenancy. If the tenant feels that he is unable to keep the garden to the same standard this should be discussed prior to commencement of the tenancy and it may be necessary to negotiate a gardener.
